Think that what you will find in Lenawee County is a play that took legs a few years back, with the power of 3D seismic. Chasing the Trenton/Black River in the Albion-Scipo Trend (which by Texas standards its Michigan's only real Oil Field) and found by a woman who had a dream. Her name was Fern Houseknecht. Anyway this play is just about the only thing that is going on in Michigan, with the exception of EnCana, and some days I wonder about that.

Wilson, thanks for the Houseknecht link. Lets hope pyro's dream is fulfilled too. However that is going to be a big order. The Savoy and West Bay well are producing 100 to 175 bpd., and not just a few but quite a few.  Savoy has a lock on Lenawee Co. at the moment with 24 active permits and 7 apps. in the hopper.

Been giving some thought as to how Tier Hydrocarbons Exp. fits in Devon's A-1 play. Very possible that Tier Generated this prospect and took it to Devon, In return received the ORRI. The areas they didn't get the override were outside of the prospect.  Edwards, do you know what percent the ORRI is?

pyro, seen the from 1/2 up to 5. sure that some have been higher. Most of the time it depends what the NRI is. Most operators want to keep the NRI at or above 80%.  Hope this helps you, and man I sure hope Whiting busts a big one.

Some info about leasing instead of just leases.


Lenawee County.     Walking back to 2011. Savoy Energy and Master Key Energy
                              were both vying for leases in Adrian with both the City
                              of Adrian and the local school board on property they owned. Both
                              companies had a presentation with the board of education. Paula Manis
                              represented Master Key Energy. Unknown who represented Savoy.

                              Savoy got the lease(s) on a 6-1 vote by offering: $300/acre bonus,
                              18.75 Royalty, pay the districts legal fees involved with the lease.
                              Non development lease.Their reputation and the fact they had other wells
                              in the area were mentioned by board members as to why they
                              voted for Savoy to receive lease(s).

                              Same two companies competed for City of Adrian leases (500 ac.+/-),
                              in late 2010. Here is what was proposed.

                              Bonus:    Master Key-$611/acre.  Savoy-$325/acre and they will rewrite
                                            existing leases with Adrian to $325/acre from $150/acre.(732ac)

                              Royalty:   Master Key-19% then 23% after 3 years on 51st bbl/day +.
                                             Savoy Energy-20% and rewrite existing leases to 20% from
                                             16%.
   
                              Fracking:   Master Key- not to frack w/o written consent. Consent can't
                                              be "unreasonably" withheld.
                                              Savoy-no fracking.

                              Pugh Clause:  Both agreed to a Pugh Clause.

                              Surface Agreement:  Master Key- $25,000 each drilling rig in
                                                             development parcel. Separate agreement.
                                                             Savoy-separate exhibit attached to lease. $1,000
                                                             per drilling location, $5,000/acre for longer term
                                                             use of the land.

                              Savoy agreed to  do seismic survey within 6 months and drill a well on
                              city property on the Trenton Black River formation within 4 months
                              of receipt of results of 3-D survey. Additionally, Savoy agreed to pay
                              the City of Adrian $18,000 per year for upkeep of the Adrian Training
                              Center as long as that property was not included in a producing unit.
                             
                              The $18,000/ year was the deal maker and Savoy got the lease(s).

                              Note: Not sure everything above was completed.

             
                              Fast forward to 7/23/2013. Assignment from Savoy Energy to Master
                              Key Energy. 6 leases, one of which was originally signed between the
                              City of Adrian and Savoy Energy on 12/3/2010. First they competed
                              against each other for leases and then they assigned each other leases.
                                                                             
                              Both companies submitted to City of Adrian a "Request for Proposal
                              Form: Oil and Gas Lease". Basically, 12 questions about the companies,
                              their intent with regards to the lease, terms of the lease and if the
                              companies have been cited for any violations by the State of Mich.           
                              What a novel idea it would be to use this type of form to benefit ALL
                              mineral owners in the state.

                              So far in 2013:   Master Key Energy involved in 27 lease assignments.
                                                      In 21 they received leases. In 6 they gave leases.




                              Tier Hydrocarbon Exploration gets an ORRI of 3.25%. 2.16775% from
                              Devon Energy and 1.08225% from Tiptop US on 1,000 plus leases in

Savoy has an excellent track record.  Great knowledge and expertise.

The two Whiting wells to watch will be the eastern drills.

pyro, did the ORRI just cover the Schultz 1-36 or does in include all of Roadrunner and Beacon leases that were assigned to Whiting?

Tuscola County.   Smetzer Land.  6 leases 8/16/2013.

                         Tuscola Energy Inc. Bay City.  Carl L. Adler; Pres. Formed: 4/24/2002.
                         74 assignments of oil and gas interest documents from 2002-2013,between
                         individuals and Tuscola Energy. Involves a number of wells in Tuscola, such as
                         Nixon, Rumble, Morgan, and others. 8 assignments in 2013. Control of wells
                         100% by Tuscola Energy.

                        2005 lease between landowner and Tuscola Energy. 14N-7E. Sec. 26.
                        Terms: 1 year primary term, 25% royalty, free of costs, from the surface
                                   to a depth of 3,750 feet. If lessor decides to lease any depth lower
                                   than 3,750 feet while lease in effect, Tuscola Energy has first right
                                   to lease. This right shall be in force for 15 years.
 
                        Check out an existing well file. Permit No. 31204. Walter Walat A-1-26 well. 
                         1973 lease. First well to test A-2 Dolomite formation at 7,000 feet. 14N-7E,
                         Sec. 26.
   

N. Sanilac - S. Huron Counties.    Word on the street. Whiting and Terracore in a turf war
                                                 over leases in area. Proxies are Smetzer and Western.
                                                 Whiting will go up to a C-note on bonus but not flexible on
                                                 other terms. Terracore under $100 but more flexible on
                                                 terms.
                                                 Positive info on A-1 out, but another formation or two out
                                                 there as well. Time will tell. Gotta hold leases till it's all figured
