Since 1/01/05 three BLM sections were leased in 8S, 26E ($10, 1/8, 10 years) and this puts your property seven townships or approx. 40 miles North.  McCurtain is Oklahoma's most Southeasterly County and it abuts the Arkansas line on the East.  Township 1S, 25E has no leases, no permits or dry holes.

The first step is finding a party interested in leasing your holding and since the leases referenced are approx. 40 miles away I doubt if anyone would have interest in the near future. Technology can change this line of thinking as quickly as a couple of years.

I have been wondering the same thing, but thinking they would surely take an unfair advantage if I approached a company. Is this commonly done?

if you rush it the only interest you'll find is from speculators

they will lease or buy with the intention of 'flipping' -selling your assets to someone else later.

"LATER" being the operative word.

So they will NEVER offer you what you could expect should you be in a position to
wait for your area be developed 'in the fullness of time".

This isnt exactly correct in states like Oklahoma. The 640 poolings there change the rules of the game a bit. Many units are drilled by operators with less than 1/2 of the working interest. A lot of the guys playing the Oklahoma lease game are there to participate and offer the same, if not more than what the operator is offering.
